Priced the way the work actually happens

Day-to-day management - properties, leases, bills, maintenance, documents, your calendar - is an ongoing job, so it is a monthly subscription. Tax protests, utility switches, and insurance happen once or once a year, so you pay for those only when we actually save you money. Two different rhythms, two different prices.

The management workspace

One subscription per organization, billed monthly. Every plan includes the full property, lease, and tax workspace; higher tiers raise the limits and unlock the automated county and utility tooling. Change or cancel anytime.

What the workspace covers: property operations, leases, tax workflow, maintenance, and reporting - plus a QuickBooks-compatible CSV export so your bookkeeper stays in their existing system. Miskari is not a general-ledger accounting replacement; it does not do double-entry bookkeeping, accounts payable processing, or payroll.

Pay only when we save you money

These are jobs you do once, or once a year - not a monthly concern like maintenance. So you do not pay a subscription for them. You pay the lower of 25% of what we save you or a flat cap, and nothing at all if we don’t save you anything. The cap is the point: on a large commercial reduction you keep nearly all of it, instead of handing over a quarter. No upfront cost, no retainer.

We shop your policy at renewal on an apples-to-apples basis, flag cheaper-but-worse coverage, and bind the best value - so you are never over-paying or under-covered.

Why the cap matters. The leading consumer services (Ownwell and similar) charge a flat 25% of your first-year savings with no ceiling - fine on a small home, painful on commercial. Win an $8,000 tax reduction and a percentage-only firm takes $2,000; our cap keeps it at $750, so you keep $7,250. You always pay the lower of the two, and nothing if there is no reduction.

Subscribers save more. Any paid workspace plan drops the rate to 20% of savings - under the same caps - so the subscription pays for itself the first time we win a protest or switch a contract.
